What to ask when viewing a property
Viewing a property can be both exciting and overwhelming, especially if you fall in love with it, but it’s important to ask the right questions so you know you’re making the right decision. Our experienced estate agents have created a quick checklist of questions for you to ask when looking round your potential new home (we recommend writing them down, so you don’t forget!).
Why is the owner selling?
Having a clear reason why the current occupier wants to sell gives you a glimpse at their circumstances - great for working out how to approach negotiations.
What’s included in the sale?
Make sure you know exactly what you’re getting when you buy a property. This includes furniture, white goods, the garden shed and even the hot tub (if you’re lucky!). Also confirm where the boundary of the property is.
How long has the owner lived there?
This can be a good indicator as to whether or not the current owner has been happy with their home. If they have only lived there a short time, ask why, as this can give you clue to what their neighbours and the surrounding area is like.
What is the seller’s minimum price?
It’s always worth asking this question as it can save you time and, potentially, a lot of money. Also make sure you ask how willing they are to negotiate on their bottom line.
How much are the bills?
It’s important to consider the overall cost of running the house and be 100% sure you can afford it. When asking this question, try to get exact amounts and talk to the owner if possible.
Can I move the furniture?
Unfortunately, sellers can sometimes try to hide their property’s defects by covering them up with a strategically placed bookcase or rug. If you think a piece of furniture looks out of place, ask your estate agent if you can move it to be sure nothing unpleasant is lurking behind.
