Mistakes to avoid when presenting your property to buyers
If you’ve long been in the property market or have newly joined, it’s important to know how to present your home desirably so your property will receive lots of interest and offers. How you’ve styled your lounge and bedrooms may look fashionable to you but for others, it could leave them running to the nearest exit!
Our Chimneypots experts have constructed a list below to follow when your property is on the market.
Keep it simple
Neutral colours in homes will suit the majority of people viewing your house. The priority between buyers varies, for some, they are seeking a design project while others are looking for a home to move into immediately. Room decor of white or cream is popular for most properties as it will match furnishings seamlessly, which is a huge bonus for buyers easily imagining their possessions into the space.
Get rid of clutter
When buyers are walking around your home will they be seeing clear shelves and small amounts of furniture? House viewings are opportunities for buyers to envision themselves in the property, if your lounge is filled with the clutter of furniture, photos of your family, artwork, and cushions then it’s difficult to imagine a style different from the current one. Moving is the perfect opportunity to sort through your possessions and it’s never too early to start, especially if you’re downsizing.
Good lighting is essential
Keeping your property light and bright will do wonders for the interest in your property. White walls, clear furniture and glass doors will make rooms appear brighter to buyers and will look more desirable when compared to a dark environment. By only doing a few small changes of incorporating extra lighting into your house and brightening up the walls, your property’s well-decorated rooms will look even more enviable.
Although a matter of personal opinion and style, excessive cushions and artificial plants are a no go for a majority of estate agents and buyers. Some artificial plants can look cheap and attract dust, and excessive cushions on sofas and beds can make it look overwhelming - it's best to stick to the rule of three!
