Home renovations that could reduce the value of your property

When preparing to sell your property, it is likely you will undertake a renovation spree in an attempt to entice potential buyers into loving your home and also increase the value of your property. There are a number of factors that influence the value of your property, including nearby schools, number of bedrooms, overall size and garden size. However, you may be surprised to know that there are several home improvements you could be making that could actually damage the overall value of your home.

Bright or bold colours

You may look that deep red paint in the hallway, but to potential buyers it will just be a reminder of how tricky it is likely to be to paint over it! Keep your decor light and neutral in order to provide a blank canvas for potential buyers to put their own mark on with ease.

Removing a bedroom

If your property has two small bedrooms, it can be tempting to knock down the dividing wall in order to produce one large bedroom. Whilst many think that a large bedroom will increase a property's value, in most cases houses will be valued based on the number of bedrooms they offer and not on the size of the bedrooms.

Adding texture to walls and ceilings

Textures wallpapers and patterned plaster ceilings are all about preference, and in the likely event that your potential buyers have different taste to you, they will be aware that changing such decor is often very hard. In order to appeal to all preferences, keep your textures pieces strictly to textiles such as curtains or hanging pictures that can be removed easily, and leave the permanent fixtures like walls a ceilings clear and smooth.

Removing built-in wardrobes or cupboards

Built in wardrobes may appear to be a waste of space on the surface,however, to many they are an extremely useful and necessary method of storage. Rather than removing these cupboards prior to the sale of your property, leave them in place and give your potential buyers the option to use or remove them themselves.
