Checklist for first time landlords

Once you’ve bought your first buy-to-let property, you’ll no doubt be keen to find some tenants so you can start seeing that all important return on your investment. Before you do, there are a few important tasks you’ll need to complete before your new tenants can make themselves at home.

Landlords must provide a Gas Safety Record

It is the law to provide the tenant with a Gas Safety Record (previously known as a Gas Safety Certificate). This means having any gas appliances available in the property checked that they are safe every year by a qualified Gas Safe registered engineer.

Arrange an EPC before listing your property

All landlords must provide an Energy Performance Certificate (EPC) from the day your tenants move in. However, as all property listings are now required by law to display a property’s EPC rating, you’ll need to arrange one sooner if you plan on advertising your property.

Choose the right estate agent

Clean and clear your rental property

It’s important to make the right first impression with your future tenants so ensure you clean the property thoroughly, including carpets, ovens, curtains and any white goods.

Take inventory

To protect you and your tenants, we instruct an independent professional inventory clerk from the AIIC (Association of Independent Inventory Clerks) to prepare an inventory of your establishment. This will include a detailed list of all items in the property, noting their content and condition. This is to be checked by you and the occupant at the start of the tenancy.

Consider landlord insurance

We highly recommend to all our landlords to take out building and content insurance as well as a Rent & Legal Costs Protection Plan.
