As soon as an offer for your property is received, your estate agent will begin undertaking checks on your buyer's financial ability to proceed, allowing you as the seller to decide whether or not the accept the offer or leave your property on the market.

Once a sale has been agreed, your estate agents will write to all parties involved to confirm the agreed property sale price. This acts as the initial step in the legal process of selling your property. It is at this stage that your solicitor will begin preparing a draft contract to the buyers of your property.

The solicitor's of both parties will check the sales contract at this stage, to ensure that both parties are sufficiently protected. It is at this stage that every property sale begins to differ, as each and every property comes with its own set of legal requirements.

As soon as the solicitor's of property buyer and seller are satisfied with the terms of the sales contract, a final contract is created. This contract will make reference to the following:

    • The agree sale price of the property
    • What is included within the price of the property
    • Agreed property boundaries
    • Property planning and development restrictions
    • The expected date of completion

When both parties have signed the new contract, the deposit will then be transferred from the buyer's solicitor to the seller's solicitor. At this stage in the property selling process, the seller is now bound by law to sell the property to the buyer as agreed within the previously signed contract.

On the agreed completion date, the entire balance of the price of the property will be transferred from the buyer's solicitor to the solicitor of the seller. Once this transaction has been completed, the keys may be released, marking your property sale as officially complete.
